A section of the purchase agreement between Mr. Stanford and Mr. Mills for the land which was to later house the new foundry, Hawboldt Engines, and Forman Hawboldt’s new residence.

…Presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold, released, conveyed and confirmed and by these presents does grant, bargain, sell, release,, convey and confirm. Unto the said Forman Hawboldt his heirs and assigns, all that piece of land situate in Chester aforesaid, known as the mill property and described as follows: – commencing at a spruce tree being the North West bound of lands belonging to the Estate of James Mills thence southerly along the lands of said Mills estate to the Post Road, thence Westerly to land owned by Charles and Cottnam Smith, thence along said Smiths land to a birch tree near the Mill Pond, thence the different courses of the said Pond until it comes to a spruce tree in the gravel pit, thence South to said James Mills North East bound, thence along said Mills North line to the place of beginning, containing two acres more or less, but subject to a right of way reserved by Robert Smith below the dam for himself to cross to his land, and excepting the land owned by N.E.S.W, Railway Co. ……
